Pulling my hair out, dealing with a more than usual amount of complications in helping my boys get their own place. Closing is in two weeks and there have been surprises on the way.
I don't like surprises.

Sweating and drinking liquids. All time high record temperatures here and we’ve still got August to endure 🥵

I have the AC running strong, mostly job hunting and chasing clients for payments on some of my side work.

I stepped outside for about 10 minutes earlier... NO THANK YOU. only 85F but sooo thick and humid today with no breeze. As my Italian North Jersey mother-in-law says... "Oofa!"

Taking the lovely Mrs. West to a small town fine dining place for our 25 anniversary today. We enjoy exploring places that are off the beaten path to try. This place, in a town that was the birthplace of Dandy Don Meredith, has gotten rave reviews. 25 years and we still feel like newlyweds.

The Lovely Missus RBSinTo and I are busy getting Stately S_______ Manor ready for this afternoon when we will be hosting two couples of old, dear friends for dinner.
These folks are now Condominium-dwellers, and during the summer months when our back yard garden is in bloom, we often have them over to enjoy the flora and fauna, share a meal and engage in interesting conversation.

I manage several commercial bldgs across upstate, NY...the real upstate, ALbany to Buffalo.

I had a 100,000 s/f bldg lose 3 of 4 compressors on two 80 ton RTU's prior to last Monday when it hit 95 two days in a row...and the compressors, (R-22), are not being produced anymore so I have a 6-8 week wait.

Soooo today is good, we have supplemental units in all offices (at $1,000 per month each), and last week I was glad my office is on the first floor cause I was ready to jump out of the window.

My daughter and I were in Toronto over the winter...love it there.

Went over to the apartment and helped one son with some of the documentation needed for the loan. The home inspector forgot to include the termite inspection in the report, so that was exciting. The seller accepted some cash for the first floor furniture, so the guys just need to bring the tv and their bedroom stuff. They both have art objects, so having a curio and a hutch to display them in will be cool.
The roof is maybe five years old, the kitchen is less than that and gorgeous. The laundry area is in a closet off the breakfast room, so, no more lugging the laundry to mom or dad's. A lot of room, and a lot of storage.
Two weeks before closing and I'm more excited than they are, I think.

Paperwork. I am in the process of selling my business and have along list of "Due Diligence" requests.
Good luck, Steve!!!!

Today I’m preparing for three days of concert (trumpet) performances starting tonight. Hoping the weather holds out as these are outdoors.

The Balearic Islands Spain.
Wow. Mrs. Cougar has been talking about maybe getting a place in Spain for the winter season, so at any rate we're putting up for sale our Clark Fork riverfront property in Heron, Montana, which is where we were this early morning (to beat the heat of the day) doing some mowing around the house and finishing some inside details. Hate to part with the place, but.....
